Executive Summary

The Rationale is to develop and sell housing units, with all the necessary infrastructural amenities, on the undeveloped “freehold landed” property situated at Road Reserve, Off Lisa Avenue, Ariapita Road, Plaisance, St. Ann's, into a safe “townhouse site” community for middle and upper income residents. This Industry, though highly competitive, is experiencing a high level of efficiency as material and labour cost and availability become easier to project. The result of such management efficiency will take full advantage of economies of scale and presents an opportunity for financial gains. The Marketing Plan, based on pricing strategies, remain highly confidential.
The Site measures 7623.4 sq. m. or 82058.3 sq. ft. and is being purchased for TT$855.92 per sq m or TT$80.49 per sq ft and is located within an existing larger community with Schools, Shops, Churches and Places of Entertainment. The proposed housing design unit is two stories with 1,156 sq ft of living floor space including two bedrooms and two baths and has a footing area of 578 sq ft making it easy to fit 80 units in the first stage.

The first stage of this development is scheduled to last two years and projections are based on the sale of 6 units per quarter at a minimum price of TT$1,675,000 each, with debt financing totaling $30,000,000 over the two year period at 14.5% interest totaling $5,383,378.
